Your lender usually saves its sharpest rate for new customers. This guide shows how a broker argues for a sharper deal on your behalf. It also covers a loan that has been sold or merged, and how to find the outcome that suits you.
Your bank keeps its sharpest rate for the customers it wants to win. The ones it already has tend to pay more. Maybe your fixed term is rolling off. Your repayments might have crept up. Or a letter has arrived saying your loan is moving to another bank. Any of these is a good reason to review, and often to refinance your home loan. The better deal rarely shows up on its own, though. Someone has to ask, and know what to ask for. That is the job we do for you.

Going into bat means we call your current lender for you and push for a repricing. Where it helps, we tell them we have found a sharper deal and are ready to move you. You can approach your lender yourself. The honest reality is there is no guarantee they will reduce your rate. Often they will not budge until they receive a discharge authority.
A discharge authority is the formal request to release your lender’s mortgage over your home and start a switch. It signals that you intend to leave, which is often what gets a stalling retention team to sharpen the pencil. The Australian Competition and Consumer Commission (ACCC) says a lender should be ready to begin settlement within a maximum of 10 business days. That is a recommendation, not a hard deadline. Some lenders ask for longer, and the Commonwealth Bank states up to 14 business days.
Many customers tell us the same thing, and it is fair. They stayed loyal for years. They asked, and were told no. Then they were offered a rate the moment they threatened to leave. We handle that back-and-forth for you. We make the case, lodge the paperwork where it is warranted, and keep the pressure on. That is the real work behind a refinance home loan decision.

If your loan moves to a new owner, your contract terms carry over. Your repayment calculation and some features can still change, so the detail matters. ANZ completed its acquisition of Suncorp Bank on 31 July 2024. Suncorp Bank home loans are scheduled to move to ANZ through 2027, with staged updates across late 2026 and into early 2027. The move itself does not automatically lift your rate.
Your repayments are the part to watch. At the move, your first minimum repayment at ANZ matches your Suncorp minimum. ANZ then notifies you of a new minimum. That new figure applies at least 30 days after the notice. The ANZ calculation treats any available redraw or advance-payment balance as part of the principal. So a customer who has paid ahead can later see a higher minimum. These details come from the Suncorp Bank Move Hub.
HSBC is a separate event on the same theme. On 31 July 2026, HSBC announced an agreed sale of its roughly A$36 billion Australian home and personal loan book. The buyer is a Blackstone-owned entity, with Pepper Money named as servicer after completion. Completion is expected in the first half of 2027, subject to approvals. If your loan is caught in any migration, our handling is the same. We read the notices, check your recalculated repayment, and confirm how your offset or redraw is treated. Then we run the market, in case a sharper deal now exists. Discharge friction can vary by lender, so we work around it rather than let it stall you.

The best outcome is not always a switch. Sometimes it is not even a lower rate. There is no single loan balance that makes a refinance worth it or not. On a rate-for-rate switch, the size of the rate drop decides whether the saving clears your switching costs over the remaining term. Other times the reason to move is a better product or feature. A third path is to stay put and reprice, where that is the stronger call.
Here is how the three paths compare.
| Path | What it is | Best when | Watch out for |
| Reprice | Your current lender lowers the rate on your existing loan | Your lender will move, your loan and features already suit you, and you want to skip switching costs | No lender guarantees a reduction, and some will not move until a discharge authority is lodged |
| Refinance | You move to a new lender | A sharper rate or a better product elsewhere clears the switching costs over your remaining term, and your equity and serviceability support it | Discharge and setup costs, possible Lenders Mortgage Insurance if your equity is thin, and stretching the term can add interest |
| Stay (for now) | You keep the loan as it is and review again later | A valuation would keep you in a higher-cost band, or the numbers do not beat the costs yet | Set a review date; property values usually recover within about 12 months |
ASIC’s advice is to do the maths. Weigh any cashback and the switching costs against the interest saving. Those costs include discharge and loan-arrangement fees, and possible Lenders Mortgage Insurance. Our refinance calculator is a good place to start. It can help give you an idea of what a change might look like before you commit.

If your circumstances have shifted, the right lender match often reopens a door the wrong one closed. We assess all your income and expenses. Then we look for every way to find and create serviceability. Buffers and income rules vary from lender to lender. The same household can be a no at one bank and a yes at another, on the same numbers.
Your property value is a lever too. Generally, 90% of your property value is the top of the no-LMI refinance bracket. Some lenders go to 95%, but they charge Lenders Mortgage Insurance. Lender-supplied valuation tools let us push a valuation into an accepted bracket, where the evidence supports it. In one case, five comparable sales that an automated valuation had missed added $25,000 to the figure. That cleared Lenders Mortgage Insurance, saved the customer about $15,000, and let the refinance proceed at roughly one percentage point below the existing rate. If a valuation keeps you in a higher band despite several methods, we will say so and suggest waiting. The market tends to recover within about a year. You may be eligible for a better structure once it does.

A broker who runs the market can reach lenders and income rules a single bank never will. That is where going it alone falls short. We recently helped a customer whose income was split across overseas and Australian sources. Two earlier brokers had been declined. Their lenders would not accept the foreign income, or go to 90% for a consolidation.
We workshopped it to a lender that accepted the overseas income and went to 90%. We refinanced and consolidated the debts. That cut the customer’s outgoings by almost $4,000 a month. This is not a one-off trick. It is the advantage of comparison plus advocacy. Our brokers often get a customer approved where others have declined them. We can secure a higher maximum lend, sometimes $10,000 to $20,000 more. We have seen rates land one to four percent lower, depending on the situation.
The industry backs the broker model. The Mortgage and Finance Association of Australia (MFAA) reports that brokers facilitated 81.6% of new residential home loans in the June 2026 quarter. Being based on the Sunshine Coast keeps that advocacy personal. You get a broker close to the market you are borrowing in, not a call-centre script.

Are repayments are getting hard? Reaching out early is the strongest move you can make, and it keeps the most options open. We commend anyone who gets ahead of it. From there, we take a full picture and look at the levers.
We can consolidate other debts to lower the payment, or refinance to a lower rate. Another lever is to extend the term, or change the structure between fixed, variable and split. In some cases, interest-only for a period is an option. Asking for help does not permanently rule out a refinance later. It needs a plan and the right lender, and that is work we can do with you. If you would value free, independent support as well, the National Debt Helpline offers financial counselling at no cost on 1800 007 007. There is nothing to lose by having the conversation early.

The simplest next step is a free home loan health check. We review your rate and run the market. Then we tell you straight whether the best result is a reprice, a refinance, or staying where you are for now. If a change makes sense, we handle the heavy lifting from there. That means the paperwork, the lender conversations, the discharge authority where it helps, and the updates so you always know where things stand.

A variable rate home loan is one in which the interest rate you pay is not set in place, and can fluctuate over the life of the loan, depending on the market conditions and the decisions of the lender.
Equity is the difference between your property’s current value and what you still owe on your mortgage.
To use it as a deposit for another property, lenders typically require that you have enough equity to cover at least the deposit and associated costs. At Fox Home Loans, we can help assess your property’s equity and guide you on how to leverage it safely for your next investment.
Your home loan pre-approval amount depends on your financial situation, including your income, expenses, existing debts, and credit history. Lenders use this information to estimate how much you can borrow, giving you a clear idea of your budget before you start house hunting.
At Fox Home Loans, we can guide you through the process to get the most accurate pre-approval for your circumstances.
How Loan pre-approvals typically last from 60-90 days but can vary depending on your lender. When working with Fox Home Loans you will have your own dedicated mortgage broker will explain your options if your pre-approval is about to expire.
