Summary:

This post walks you through what a Fox Home Loans broker actually does, from application to settlement. It also covers why brokers now arrange more home loans than banks do directly, and what a single lender or an automated tool can’t do for you.

  • More than 8 in 10 new home loans in Australia are now arranged through a broker, not a bank branch. That share is still growing.
  • The application-to-settlement process runs in five stages. You’ll know what to expect, and what we’re doing, at each one.
  • Our service standard is specific. Contact within 15 minutes, daily lender contact during assessment, and approval in as little as a day when your documents are ready.
  • An AI tool or comparison site can shortlist products fast. It can’t work a complicated income or credit history across a panel of lenders the way a person can.
  • Brokers carry a legal duty to act in your best interests. A bank’s own branch staff don’t carry that same duty.

You can walk into a bank branch and ask about a home loan. Or you can ask why use a mortgage broker instead. A broker compares your situation against dozens of lenders, not just one. Perhaps your income isn’t straightforward. Perhaps you’ve been told no before, or you just want someone checking every option before you sign anything. That’s why more than 8 in 10 Australians now go through a broker first. It’s what Fox Home Loans does for you, from your first call through to settlement day.

Why are more than 8 in 10 Australians now using a mortgage broker instead of going direct to a bank?

Mortgage brokers arranged 81.6% of new residential home loans in Australia in the June 2026 quarter. That’s a record share. It’s up from 81.0% in March 2026 and 77.6% a year earlier, according to the Mortgage and Finance Association of Australia (MFAA) and research firm Cotality. Broker-originated lending reached $139.08 billion for the quarter, the largest June-quarter volume on record.

MFAA chief executive Anja Pannek puts it plainly: “Australia is one of only three countries globally, alongside the United Kingdom and the Netherlands, where mortgage brokers facilitate more than 80% of mortgage lending.” That’s a market-wide shift. It isn’t a claim Fox Home Loans is making about itself. It’s simply worth understanding before you decide how to apply for yours.

What the process actually looks like, from application to settlement

Understanding the number above is one thing. Knowing what actually happens once you pick up the phone is another. Here’s the five-stage process, from your first enquiry to the day your loan settles.

Application

Your application starts the moment you get in touch. We contact you within 15 minutes of your enquiry. From there you can complete the application over the phone in about ten minutes, or work through it online at your own pace. We explain what documents we’ll need and what to expect at each stage that follows. You’re never left guessing what happens next.

If you want a head start before that first call, our guide on preparing for a fast pre-approval covers what to have ready.

5 Ways to Prepare for Quick Home Loan Pre-Approval

Assessment

Once your documents land with us, your lending specialist starts the assessment straight away. They compare your situation across multiple lenders, not just one. Every lender reads income, expenses and credit history a little differently, and some serviceability rules are stricter than others. We look for every legitimate way to build your case, rather than accepting the first lender’s view as final. This is the stage where you get matched to the right lender for your circumstances, not just any lender.

Options

Once we’ve compared your situation across the panel, we call you before anything gets submitted. You’ll hear the realistic options on the table, not just the cheapest headline figure. We talk through the trade-offs so you have full clarity before you commit to anything. Nothing goes to a lender until you understand exactly what you’d be agreeing to. That conversation is where you decide, not us.

Approval

Once you’ve chosen an option, we submit your application and work directly with the lender. We stay in daily contact, not a check-in once a week. In a straightforward case with documents ready, approval can happen in as little as a day. Timing always depends on your situation and the lender’s own process. What usually comes through first is conditional approval, meaning the lender still needs to confirm details like a valuation.

According to Moneysmart, conditional approval becomes binding once specific conditions, such as a valuation, are met. Unconditional approval is a binding commitment once finance is fully confirmed. A pre-approval is typically valid for three to six months. It shows what you’re likely able to borrow, but it doesn’t commit you to a loan, and it doesn’t guarantee your final application will be approved.

Settlement

Approval isn’t the finish line. Through our partner network, we can connect you with conveyancers, building and pest inspectors, real estate agents, buyers agents and developers, depending on what your purchase needs. We manage the process through to settlement. We keep things moving with your conveyancer and the lender’s conveyancer, and we let you know when your loan is set to settle, then again once it actually has.

How fast should your broker be moving your file, and what should you expect from Fox?

Here’s what we commit to, in plain terms. You’ll hear from us within 15 minutes of getting in touch. Your file gets daily attention from a lending specialist while it sits with a lender, not a check-in once a week. When your documents are ready upfront, approval can land within a single day. That’s our standard for a straightforward file. It isn’t a guarantee for every application, because every file is genuinely different.

The relationship doesn’t stop at settlement either. We review your rate and your equity position after you’ve settled. A loan that suited you two years ago might not suit you now, and you shouldn’t have to remember to ask. We also handle the heavy lifting on paperwork and lender communication the whole way through. That ongoing attention is what a real service standard looks like, not a one-off transaction.

Can an AI tool or comparison site do what a broker does?

An AI tool or comparison website can shortlist products quickly. That’s genuinely useful for a simple, straightforward file. What it can’t do is exercise judgement on a complicated one, the kind where the numbers don’t fit a standard box. A recent Fox client had been declined by two other brokers. Her income was split between overseas and Australian sources, and neither lender she’d tried would accept it for the 90% LVR debt consolidation she needed.

Our team workshopped her situation across several lenders on our panel. We found one whose policy accepted both income sources at that LVR. The result cut her monthly outgoings by almost $4,000. That outcome isn’t a product an algorithm picked from a dropdown list. It’s a person weighing dozens of lenders’ different credit policies against one specific, complicated set of circumstances.

Mortgage industry analysis from Approval and property research site Homely both make the same point. A bank can only assess your file against its own single credit policy. A broker compares dozens of lenders running different credit policies and serviceability models side by side. That comparison is where the value sits, especially once your situation stops looking like a textbook application.

Broker vs bank: what you actually get access to

A bank’s branch staff can only offer you that bank’s own products, assessed against that bank’s own policy. A mortgage broker is legally required to act in your best interests when arranging your finance. That duty sits under Part 3-5A of the National Consumer Credit Protection Act 2009, and it applies to brokers, not to a bank’s own lending staff. This legal difference sits underneath everything else a broker does for you.

The Australian Securities and Investments Commission’s Regulatory Guide 273 and Moneysmart (moneysmart.gov.au) both confirm what this Best Interests Duty means in practice. A broker has to put your circumstances ahead of any lender relationship or commission structure when recommending a loan.

As one of our leaders, Catherine, puts it: “Our job is to work for the customer, not the bank. The right loan is not always the one that looks best on paper.” Every lender reads a file differently. Matching you with the lender whose policy actually fits your situation is the job, not defaulting to the first name that comes to mind.

The overseas-income example above shows what that panel access looks like in practice, when your situation doesn’t fit the standard mould. It isn’t available to you if you only ever ask one lender.
